Asking prices are the latest secrets in the luxury real estate爱上海同城论坛 爱上海同城 market, with agents choosing to make them “available upon request’ rather than advertising them.

There are multiple reasons for employing this strategy, ranging from trying to let the market set the price to maintaining a sense of privacy or exclusivity around the property, according to the Wall Street Journal. It can also be a sign of the agent and seller disagreeing over the listing price.

Developer Arnon Katz is currently using this strategy to market his 10,000-square-foot triplex on top of Hampshire House at Central Park South. Rather than assuming what buyers would be willing to pay for it, his team decided to reach out to agents and buyers who might be interested and see what they think it is worth.

Some marketers are not big 上海千花网交友 上海千花网论坛fans of the strategy, however, since websites like Trulia and Zill爱上海同城论坛 爱上海同城ow will not新上海贵族宝贝论坛 上海贵族宝贝交流区 accept unpriced listings, thus limiting the amount of people who can see that the property is on th上海贵族宝贝论坛 上海贵族宝贝e market.

WeWork has shown interest in taking over Town Residential’s Union Square office as the brokerage sheds locations that housed its shuttered sale上海龙凤论坛sh1f 上海龙凤论坛s and leasing operations.

The co-working company already occupies eight floors above Town’s 8,250-square-foot ground-floor retail office at 33 Irving Place. And as Town looks to unload its excess real estate, WeWork has been looking at moving in, sources told The Real Deal.

Andrew Heiberger’s brokerage has significant term left on its lease, having inked a 20-year deal to occupy the space in 2013. But the lease comes with a “good guy guarantee” that allows the tenant to walk away from the office free-and-c上海千花网论坛 上海千花网lear of any additional rent owed it if it hands the keys back to the landlord.

And WeWork may have further incentive to strike a direct deal with Belvedere. A short drive from downtown Miami, colorful murals highlight the Haitian diaspora and pink and yellow island-themed buildings dot Second Avenue in Little Haiti.

Among the traditional Creole eateries, some millennial-focused restaurants have emerged, advertising craft beer and featuring organic rotisserie chicken and jalapeno jam on their menus. The slow transformation has not gone unnoticed.

As some see the area poised to become the next Wynwood, Little Haiti has piqued developers interests in recent years.

But with an unemployment rate hovering at more than 20 percent — the city average stands at about 5 percent — developers have yet to begin building major ground-up projects in the neighborhood.

That could change, however, thanks to a little-known provision in President Trump’s tax plan that is designed to increase private investment in low-income communities nationwide.

Known as the Opportunity Zones program, it would provide tax incentives to developers who invest in historically distressed neighborhoods like Little Haiti, Little River and the city of North Miami, setting the stage for what could be massive redevelopment in those areas.

New York’s Department of City Planning is partnering with Florida-based Gridics to test the company’s 3D zoning and planning software.

The program allows users to click on any lot within a 3D rendering of a city, and instantly create hypothetical buildings within the parameters of what local zoning allows. By visualizing the zoning code, Gridics hopes t上海贵族宝贝 上海千花网龙凤论坛o make it more understandable.

Under the agreement, the agency’s reviewers will use the software to test development proposals and analyze potential zoning changes.

“New York 爱上海 爱上海同城手机版City has one of the most complex codes out there, so we knew if our technology could account for all its attributes we would be strongly positioned to bring our 爱上海同城论坛 爱上海同城zoning engine to any city in the world, large or small,” said Gridics CEO Jason Doyle.

Gridics’ software is already being used by the cities of Miami and Fort Lauderdale.

Until more recently, the real estate industry had been slow to adopt new technology. But now, firms are investing in a multitude of proptech startups.

A brewing storm of politics and economics is set to shake the market for high-end homes in top markets around the country — and the world — in 2019.

After years of strong activity, the lux market is set for a “modest reset,” Miller Samuel CEO Jonathan Miller told Mansion Global.

“It’s not爱上海龙凤419桑拿 上海龙凤论坛sh1f a black hole, it’s the market doing what it should do,” he said.

The more than year-long rut in New York is expected to continue thanks to rising interest rates, stock market volatility, and high inventory that’s giving buyers plenty to choose from.

Los Angeles’ market hit a peak in 2018 — pricing was at its highest, inventory at its lowest, and a number of flashy properties, including spec h上海贵族宝贝论坛 上海贵族宝贝omes and sprawling estates, hit the market. Many came with eye-popping asking prices, including late media mogul Jerry Perenchio’s Bel Air estate asking $245 million and the $1 billion so-called “Mountain of Beverly Hills” development property.

Sales have slowed though. Prices seemed to have hit a point that are causing buyers to back off. Rising interest rates haven’t helped, either. Brokers widely agree that a correction is coming in the near future.

The latest resident in New York City’s public housing system is the federal government s top housing official in the region新上海贵族宝贝论坛 上海贵族宝贝交流区.

Lynne Patton, the regional administrator for the U.S. Department of Housing and Urban Development, arrived at the Patterson Houses in Mott Haven, the New York Daily News reported. Patton, who makes an annual government salary of $161,000, said the stint is aimed at getting 爱上海同城论坛 爱上海同城a firsthand look at conditions in the nation’s largest public housing system.

Patton’s host for the first week is Glady Sanchez, who lives with her disabled aunt and three children in a three-bedroom apartment. During her time in NYCHA housing, Patton said she wants to hear from residents about problems like broken boilers, leaky pipes and moldy walls. Her stay was previously delayed by the 35-day federal government shutdown.

Her move follows Housing Secretary Ben Carson appointing a new federal monitor for NYCHA, which has settled federal litigation over mismanagement of tens of thousands of subsidized apartments. The agreement allows HUD to install a monitor overseeing NYCHA’s management and requires the city to make an additional investment of $2 billion over the next five years. Related Company s 70 Vestry Street luxury condominium just scored another high-profile sale. But this time the buyer is the site s former landowner and one of Related s partners.

The developer of the Tribeca luxury property has sold 15 residential units to Ponte Equities for about $36.7 million, which prices out to roughly $2.45 million per unit, according to a public document recorded this week with the city s finance department. The units are spread out on floors three and six爱上海龙凤419桑拿 上海龙凤论坛sh1f through 11.

Ponte Equities, a real estate firm run by the Ponte family that has a foothold in Tribeca, sold the site where the luxury condo now stands to Related in 2014 for $115 million. The two firms have partnered on other developments as well throughout the years, including a rental project at 261 Hudson Street.

A condo offering plan for the property from 2016 includes a clause that stems from Related s acquisition of the property and allows the prior property owner to bu爱上海同城手机版 新爱上海同城对对碰论坛y back some units, specifically the ones Ponte acquired. The units represent 23 percent of the residential space in the property, which has 46 condos.

What remains to be seen is what Ponte will do with the units. Ponte has not responded to inquiries about the deal, and上海夜网 阿爱上海同城 Related declined to comment.

Three City Council members have withdrawn their support from the proposed bill to cap co爱上海龙凤419桑拿 上海龙凤论坛sh1fmmissions for rental brokers amid backlash from the real estate industry.

Council members Adrienne Adams, Justin Brannan and Robert Holden were initially sponsors, but have since removed their names from the proposal, known as Intro 1423. If it became law, rental brokers’ commission would be capped at one month’s rent, which for some brokers would mean collecting about 8.3 percent of the annual rent versus 15 percent.

Adams and Brannan did not respond to requests for comment, but Holden explained his change in position.

“When renting an apartment, it is your choice to use a broker or not,” he said in a statement. “Those who choose to pursue a career in real estate rely on that income. I think this bill is trying to solve one problem by creating another, but I am open to revisiting it after it has been negotiated in hearings.”

The change of heart comes after a series of petitions and campaigns have been launched by organizations representing and servicing rentals agents, including On-Line Residential which has garnered more than 2,100 signatures[……]

Developer Michael Shvo and his partners are bulking up in South Beach. The partnership is under contract to buy the oceanfront Richmond Hotel, marking the group s second purchase along Collins Avenue this year, sources told The Real Deal.

In February, Shvo’s New York-based SHVO, Bilgili Holdings and Deutsche Finance America paid Tommy Hilfiger and the Dogus Group $103 million for the 83-room Raleigh Hotel. The property is next door to the Richmond Hotel.

The Richmond, at 1757 Collins Avenue, has 92 rooms in a four-story, nearly 52,000-square-foot building. It was built in 1941 and si上海贵族宝贝 上海千花网龙凤论坛ts on a 32,670-square阿爱上海同城 阿拉爱上海同城-foot lot, records show.

The sellers are Patti and Allan Herbert, who represent the third generation of the family that has owned the hotel since its inception, according to the Richmond’s website. The Herberts are major benefactors to the Frost Science Museum and the University of Miami, where they donated $8 million to name the Patti and Allan Herbert Wellness Center.

No sale price for the Richmond has been disclosed. The Raleigh, which sits on a larger, 60,541-square-foot lot, sold at $1.24 million a key. It had been closed since Hurricane Irma hit South Florida in September 2017.
